  • Garage Level: Removal of an existing 30-ft long concrete masonry wall at basement and replace it with new steel frames
     

Design Criteria

  3. Value Engineering includes cost-effective design, easy to construct and functional

Design Strategies

  1. Shoring – Erect two new steel frames and transfer all loads from concrete wall.

  2. Concrete Wall Removal – sawcut from bottom up; however, leave top portion intact.

  3. Steel frames - Design to take 18% of total seismic load, with X-bracing for stability

  1. Our building will have better WiFi coverage for staff, members and guest

  2. Room will be updated with latest technologies for us to share message with our children and members

  3. Equipment on each room will be equipped base on their functions and size

  4. Provide future proof structure for expansion as needed

  5. Reduce cost on existing technology like phone lines and long distance calls
