Support the project~ have to clarify that how the Mac Building & Bridge Centre will be used in future. Seems like the direction of the vision is centralize/ moved back all activities/events/ church staffs to the main building. Thanks for putting efforts for doing all the research and give us to know the big picture of the project~ keep this in prayer ~

Floor Plan Comments:

Ground Level

  • The planning team did a great job in reorganization the different program given the many constraints presented by code and structure.

  • The new room G06 and G07 is small as a stand alone room. The combined area is 368sf which is smaller than the existing 105a+b which is 532sf. Therefore, in reality G06 and G07 will mostly be used as one room. While the concept of using glass door to separate these two rooms are aesthetically pleasing, it is not the best acoustic choice while working with very active children. Glass folding door is also not very economical. Acoustic consideration will be extremely important for these two small rooms in order to make them usable.

 

Level 1

  • The enlargement of the lobby is a great idea and much needed.

  • I would encourage the pastoral staff to use some blue painters' tape and tap a space on the floor that is 7' x 8'-6" to truly understand the size of their new office. It is just a littler larger than a queen size bed. In many of my office project, this size is less than a workstation area. I bring this up not because I disagree with the plan, I just want to make sure we get buy in from the users that will be using that space.

  • To help make these small offices more spacious, one can use exterior sliding door instead of inswing door. One can also make the last AP office be claiming the hallway space.

  • Since there will be meeting between pastor and members in these rooms, acoustic will also be very important. The partition between the office should meet a higher STC to address the issue of sound transmission. The use of glass door is great, especially when the room is small. However, having glazing with good acoustic performance will take careful detailing and product selection. Screen option such as film or blinds will be needed when private conversation is taking place in these offices.

 

Mezzanine Level

  • The idea of a lounge is a nice one but there are couple things the architect will need to check.

  • There is currently no ADA access to that level; therefore, we have to be careful how we are going to call that space.

  • There is currently only one exit from that level, that means we will not be able to excess 49 occupant.

  • The elevator overrun currently projects into the space and I see in the rendering that a platform is being proposed to address that pop-up. I do not know how tall does the overrun projects currently. If it is more than what code allows, we will need to provide steps, railing at the platform. - Per the renderings, the scope for this level is more than replacing carpet and paint.

 

Finance

  • I think using $150/sf is too low for the estimate in this market.

  • In additional to the Mechanical Engineer fee, Permit Fee, Construction Fee, we need to get an estimate to the Furnishing cost as well. The construction cost will include finishes such as carpet and tile, but it will not include accessories.

  • For the cost estimate, it is important to have the contractor to break down his cost by scope which will be useful when the congregations vote on it. Project Schedule: - It is an aggressive schedule. I think we need to build in time for Value Engineering in the process. Even though we don't like it, it will happen.

The Nov. Townhall meeting was over 2 1/2 hours online, which seem too long with too many informative details for b/s to digest in one setting. In the future, it will be better to allow Q&A in each presentation section, instead of wait 'til the end. And, would be good to have regular Townhall meetings to allow b/s to address their various questions and concerns in this project proposal idea stage.
